Our Services: Acquisitions

Julian LeCraw & Company, LLC is pursuing acquisition opportunities of multi-family rental and condominium properties in the southern United States. With over 10,000 units in its current portfolio, Julian LeCraw & Company has considerable breadth with which to draw market, financial and management expertise. Since 2000, the company has acquired over 5,000 apartment and condominium units. The company is actively seeking single-asset or portfolio transactions in the South’s most dynamic regions including, but not limited to greater Atlanta, Coastal Florida, Metropolitan areas in North Carolina, Tennessee and Texas, as well as Coastal Georgia and South Carolina.

The company’s plan is to focus on core-plus assets; those that have the greatest potential to increase in value as a result of sound timing, strong capital investment, effective property managment and opportunistil financing.  Julian LeCraw & Company is interested in acquiring garden, mid-rise and high-rise properties typically ranging from 150 to 300 units in size.  Asset holding periods will typically range from 3 -10 years, depending on the projected time period required to maximize the investment return.  Each single asset acquisition will typicially range between $15 and $30 million, but some have exceeded $50 million.

The company's aquisition philosophy has been to build on market presence and knowledge without compromising its entrepreneurial ability to remain active in all phases of the real estate cycle.  Experience with a wide array of product types, coupled with a keen understanding of the capital markets, has allowed our team to maximize investment returns.

Since 2000, Julian LeCraw & Company has acquired over 5,000 apartment and condominium units in the Atlanta, Jacksonville, South Florida and Raliegh markets.

Our current portfolio of rental properties consists of approximately 4,500 units throughout the Southeastern United States.

Julian LeCraw & Company is one of the largest privately-held Owner/Manager of apartment communities in Atlanta.  Being a privately-held company gives us the flexibility to move quickly in acquiring properties and the capability to secure creative financing.

Over $600 million of equity has been invested in portfolio acquisitions since 1990.  Over $50 million has been invested by Julian LeCraw itself, its partners or its affiliates.
